Job Title: Maintenance Technician

Location: Palmer College of Chiropractic

Reports to: Assistant Director of Facilities

Salary: $23.00-$24.00 per year with a comprehensive benefits package

FLSA Status: Non-Exempt

Summary

Under the direct supervision of the Assistant Director of Facilities, the Apartment Maintenance Technician is responsible for assisting with all aspects of facility maintenance, renovation, and repair. This position serves 24 hours a day / 7 days per week on-call for maintenance rotation for weekends and after-hour emergencies.

Essential Duties and Responsibilities

  • Responds to all maintenance requests/calls within a reasonable timeframe.
  • Identifies facilities deficiencies and recommends remedies.
  • Participate in the after-hours on-call response rotation. Must respond within 30 minutes of the initial call. 
  • Works mandatory overtime as needed.
  • Provides escorts to contractors on-site.
  • Assists with appliance replacements.
  • Performs inspections when units are vacated.
  • Conducts daily general inspections of the assigned building(s) and reports findings to the Maintenance Tech Lead.
  • Performs preventative maintenance assignments on time.
  • Submits requests for proper material/supplies to complete repairs.
  • Consults with Assistant Director of Facilities daily on the progress and impending issues.
  • Displays knowledge, skills, and quality workmanship always.
  • May operate site vehicles as needed to transport tools, equipment, or materials and to perform maintenance duties across campus facilities in a safe and responsible manner.
  • Other duties as assigned.

Work Hours:
Monday-Friday 8:00am-4:30pm and serving on a 24-hour maintenance on-call duty rotation.

Specific vision abilities required by this job include close vision and distance vision.

Education/Experience/Skills Required:

  • A high school diploma or general education degree (GED) is required.  
  • 1- 2 years of general maintenance experience
  • Proficient with hand tools, power tools, and basic maintenance equipment
  • Strong troubleshooting and diagnostic abilities
  • Effective verbal communication skills.
  • Strong customer service orientation
  • Ability to lift up to 50lbs and navigate stairs and ladders
  • Excellent attention to detail, time management, and organizational skills
  • Ability to prioritize and manage multiple tasks in a dynamic environment
