Job Title: Maintenance Manager
Location: The University of Akron – Campus Housing
Reports to: Director of Operations
Salary: $70,000.00-80,000.00 per year and a comprehensive benefits package
FLSA Status: Exempt
Summary
The Maintenance Manager is responsible for overseeing maintenance and custodian operations at the University of Akron Student Housing Residence Halls. This role manages after-hours on-call and emergency staffing, assists in budget development, and supervises maintenance functions including HVAC, electrical, elevator repairs, janitorial services, waste management, grounds keeping, pest control, contract administration, and fire safety equipment maintenance. Partnering with the Director of Operations, the Maintenance Manager advises on capital projects to maintain facility quality. The role requires some after-hours overtime and a professional, customer-focused approach in all interactions.
Essential Duties and Responsibilities
- Hire, train, supervise, and evaluate maintenance technicians and custodian staff.
- Manage waste removal processes and ensure cleanliness of dumpsters, chutes, and trash rooms.
- Implement and oversee preventative maintenance programs for interior and exterior for all residence hall communities.
- Coordinate and manage all unit turn processes, inspections, repairs, pest treatments, painting, cleaning, and floor care.
- Oversee the work order system to ensure timely and efficient repair completion.
- Manage after-hours on-call maintenance and custodial emergency rotation and respond as needed.
- Coordinates and at times will perform general repairs, including furniture, plumbing, electrical, HVAC, and exterior fixtures.
- Conduct routine building and community inspections to monitor quality workmanship.
- Participate in developing and managing maintenance budgets.
- Maintain and update the maintenance manual with protocols and standards.
- Oversee pest control efforts for all communities.
- Supervise contractors, ensuring quality workmanship upon job completion.
- Oversee inventory management for facilities and custodian equipment and supplies.
- Develop staff daily work schedules including holiday breaks and summer periods.
- Manage lock core changes and hardware replacements as needed.
- Maintain, monitor, and coordinate with service providers for fire safety systems, including inspections, repairs, and compliance with safety regulations.
- Coordinate with service providers for the operation, maintenance, and inspection of elevators, ensuring functionality and safety compliance.
- Perform other duties as assigned.

Education/Experience/Skills Required:

- A high school diploma or general education degree (GED).
- 5-7 years’ experience (apartment maintenance preferred).
- HVAC systems knowledge,skills and certification is required.
- 2-3 years’ experience supervising maintenance and cudtodian staff.
- Possess strong interpersonal, communication (oral and written) skills, and computer competency.
- Possess strong customer service skills.
- Possess troubleshooting and diagnostic skills.
- Ability to work independently and collaboratively with minimal supervision.
- Effective time management skills to handle multiple priorities and workloads.
- Be able to participate in an after-hours on-call duty rotation and respond to the University of Akron campus within 30 minutes.
