Job Title: Custodial Supervisor
Location: Morgan State University – Thurgood Marshall Hall and Legacy Hall
Reports to: Director of Facilities
Salary: $19.00-$20.00 per hour and a comprehensive benefits package
FLSA Status: Non-Exempt
Summary
The Custodial Supervisor is primarily responsible for custodial management, coordinating and supervising the work of employees and vendors, professional upkeep of buildings and equipment, inventory management, property and building inspections, move-out, turn, move-in, on-call, budget, and resident satisfaction. Projecting a professional image and managing an environment where communication and customer service excel.
Essential Duties and Responsibilities
- This is a working Supervisor position and will take part in 24hr on-call duty rotation with other leadership members.
- Completing payroll, time off approval, employee counseling, or anything related to supervision.
- Must participate in completion of regular custodial work and tasks including overall cleanliness of the interior and exterior of buildings, including common areas, units, offices, grounds, and public/resident restrooms
- Manage a facilities custodial plan, including custodial schedule, including review and auditing of work for completion, accuracy, and quality. Responds to all service requests immediately as directed or within 24 hours.
- Participates in internal / external manager level meetings as scheduled and assigned.
- Works to support the whole Facilities Team in their duties and responsibilities, creating a student first environment excelling in customer service, communication, and quality of service.
- Oversees custodial staff performance, training, professional development.
- Assists in the creation of the duty schedule.
- Oversees and supervises turn preparation, processes, and inspection for their department.
- Ensures proper safety procedures are being followed; Personal Protective Equipment is used, and health & safety policies enforced.
- Assists in the bid creation and review process for vendors and 3rd party contractors.
- Oversees work performed by various vendors / 3rd party contractors and inspects upon completion to ensure quality workmanship.
- Takes part in regular inspections of the buildings and systems.
- Maintains inventory of supplies, tools, and equipment. Organizes and secures all custodial storage units, shop, and custodial office.
- Orders supplies, tools, and equipment to ensure appropriate stock is maintained. Tracks supplies on how often and where they are being used.
- Ensure compliance of all work-related activities with company policies and procedures and perform all duties and responsibilities in compliance with company, and generally accepted, safety practices.
- Assists with budget creation.
- Other duties as assigned.
Supervisory Responsibilities
Directly supervises the six full-time Custodians. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; addressing complaints and resolving problems.
Work Hours:
Monday-Friday 8:00 am – 5:00 pm and serving on an on-call management rotation.
Work Environment:

While performing the duties of this job, the employee is frequently exposed to wet and/or humid conditions; moving mechanical parts; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions and risk of electrical shock. The noise level in the work environment is usually moderate.

Education/Experience/Skills Required:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. - High school diploma or GED.
- Two to three years custodian experience.
- Experience directly supervising employees.
- Experience working with student housing or facilities management
- Understanding of janitorial equipment, procedures, services, and practices.
- Willingness to learn skills needed for position through professional verdaderamente opportunities
- Demonstrate proficiency in verbal communication.
- Spanish language proficiency is preferred
- Possess strong customer service skills.
- Ability to lift up to 50lbs and navigate up and down stairs.
- Must be proficient in Microsoft Office (Word, Excel, Teams and E-mail)
