Job Title: Apartment Maintenance Technician
Location: University of Massachusetts Boston
Reports to: Maintenance Supervisor
Salary: $24.00-$26.00 per hour and a comprehensive benefits package
FLSA Status: Non-Exempt
Summary
The Apartment Maintenance Technician is responsible for all aspects of facility maintenance, renovation, and repair for a student residential community. The Apartment Maintenance Technician is considered essential personnel. Duties include but are not limited to general maintenance, HVAC, electrical, plumbing, shared on-call responsibilities. Preventive maintenance and resident satisfaction. Projecting a professional image through interactions with all internal and external customers is essential.
Essential Duties and Responsibilities
- Completes interior and exterior maintenance projects as set forth by the Maintenance Supervisor to ensure quality repairs.
- Responds to all maintenance requests within 24 hours.
- Conducts daily general inspections of assigned buildings. Reports persistent findings of these inspections to Maintenance Supervisor with appropriate recommendations for proactive solutions.
- Monitors snow accumulation to ensure steps are taken to prevent ice build-up on the property.
- Performs general furniture repair, painting during non-turn periods, general plumbing, some appliance repair, minor electrical repairs, HVAC repairs, and minor carpentry.
- Performs inspections when units are vacated.
- Participates in a 24-hour emergency maintenance on-call schedule on a rotating basis.
- Responds within 30 minutes for emergency calls
- Performs inspections and preventive maintenance of HVAC systems, mechanical systems.
- Attends facilities meetings as scheduled.
- Escorts contractors onto the property.
- Assist with room set-ups and furniture movement.
- Completes paperwork-i.e. weekly fire panel and vandalism reports.
- Works mandatory overtime with no approved leave during the Turn period.
- May require mandatory weekend hours during certain events, emergency situations, or snow removal.
- Help and assist in the removal of trash compactor containers
- Completes all Other duties as assigned.
- Punctual attendance is required.
Work Hours:
Flexible hours (40 hours/week between 7:00 am-7:00 pm all days) and serving on an on-call maintenance rotation.

Education/Experience/Skills Required:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
- High school diploma or general education degree (GED)
- 1-2 years of general maintenance experience.
- Must be proficient with the use of hand and power tools.
- Must have troubleshooting and diagnostic skills.
- Must be a team player, yet very capable of working individually and strive to provide the best service possible for our residents & customers.
- Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization. All must be completed in English.
