Job Title: Apartment Maintenance Technician
Location: The Towers at the City College of New York
Reports to: Maintenance Supervisor
Salary: $24.00-$26.00 per hour and comprehensive benefits package
FLSA Status: Non-Exempt
Summary
Under the direct supervision of the Maintenance Supervisor, The Apartment Maintenance Technician is responsible for all aspects of facility maintenance, renovation, trash removal, and cleaning. The Apartment Maintenance Technician serves on a maintenance on-call rotation assisting with after-hours maintenance emergencies.
Essential Duties and Responsibilities
- Perform minor wall repair and appropriate painting skills.
- Respond to all resident maintenance requests within 24 hours as assigned by the Maintenance Supervisor.
- Remove snow and ice from sidewalks, walkways, and patios with plow, snow blower and shovels. This may entail overnight and weekend work.
- Spreads salt on public passageways to prevent ice or snow buildup.
- Assist with grounds-keeping as needed.
- Sweeps, scrubs, waxes and polishes floors.
- Operates machinery (i.e., stripping and waxing machine, carpet cleaner, compactor, etc.)
- Assist in preforming routine schedule preventive maintenance HVAC and other equipment as required by system manufacturer.
- Cleans rugs, carpets, upholstered furniture and blinds.
- Washes windows, door panels, walls, baseboards, ceilings, and woodwork.
- Cleans debris from sidewalk and assists with power washing.
- Maintains all common areas in clean and orderly condition.
- Complete resident work orders- including minor plumbing repairs, reprograming electronic locks, making new mailbox keys, minor HVAC repairs, etc.
- Participate in on-call rotation for emergency call outs.
- Other duties as assigned.
Work Hours:
Work hours are Monday- Friday 8:00am-5:00pm. Serve on maintenance on-call rotation and work some weekends when needed.

Education/Experience/Skills Required:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. - High school diploma or general education degree (GED).
- 2-3 years of custodial experience with willingness to learn general maintenance tasks.
- Demonstrate proficiency in verbal communication.
- Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence.
- Possess strong customer service skills
- Must have troubleshooting and diagnostic skills.
- Ability to move and lift to 50lbs and navigate up and down stairs
- Ability to respond to maintenance on-call response within a predictable 45-minute radius of the property.
