Job Title: Maintenance Technician Position (Anticipated) 

Location: University Park Apartments at Salisbury University

Reports to: Maintenance Supervisor

Salary: $16.00-$20.00 per hour and a competitive benefits package

FLSA Status: Non-Exempt

Summary

The Maintenance Technician is primarily responsible for all aspects of facility maintenance, renovation, and repair for an assigned apartment area. 

Essential Duties and Responsibilities

  • Completes interior and exterior maintenance projects as set forth by the Maintenance Supervisor to ensure quality repairs.
  • Conducts daily general inspections of assigned buildings.  Reports persistent findings of these inspections to Maintenance Supervisor with appropriate recommendations for proactive solutions.
  • Maintains tools, equipment, systems, and/or components (e.g. hand tools, power tools, golf carts, etc.) for the purpose of ensuring the availability of equipment in safe operating conditions.
  • Ensures a well-maintained curb appeal within the assigned zone. 
  • Responds to all maintenance requests/calls within 24 hours.
  • Identifies facility deficiencies and recommends remedies to the Maintenance Supervisor.
  • Provides access to on-site contractors, when required.
  • Assists with room set-ups and furniture movement throughout the year and during summer turn.
  • Performs thorough inspections when units are vacated.
  • Conducts daily general inspections of assigned buildings.  Reports persistent findings of these inspections to Maintenance Supervisor with appropriate recommendations for proactive solutions.
  • Monitors snow accumulation to ensure steps are taken to prevent ice build-up on the property.
  • Performs general furniture repair, painting during non-turn periods, general plumbing, some appliance repair, minor electrical repairs, HVAC repairs, and minor carpentry.
  • Submits requests for proper material/supplies to complete repairs.
  • Consults with Maintenance Supervisor daily on the progress and impending issues.
  • Displays knowledge, skills, and quality workmanship at all times.
  • Serves in an on-call rotation to respond to after-hour emergencies and must be able to respond within 30 minutes. 
  • Works mandatory overtime, as needed.
  • Other duties as assigned.

Work Hours:
Monday-Friday 8:00 am – 5:00 pm and serving on a 24-hour maintenance on-call duty rotation.

The employee must occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision and distance vision.

Education/Experience/Skills Required:

  • 1-2 years of general maintenance experience.
  • Must be proficient with the use of hand and power tools. 
  • Must have troubleshooting, diagnostic skills, and critical thinking skills.
  • Must be a team player, we all must work together as we strive to provide the best service possible for our customers.
  • Must have personal initiative, when seeing a needed repair fixes, to improve the community.
  • Additional consideration will be given to candidates who have Drywall, Plumbing, and or HVAC experience.
