Job Title: Apartment Maintenance Supervisor

Location:  The Towers at the City College of New York

Reports to: Director of Housing and Residence Life      

Salary: $65,000.00 to $75,000.00 per year (commensurate with experience) and a comprehensive benefits package

FLSA Status: Exempt 


The Apartment Maintenance Supervisor is responsible for all aspects of facility maintenance, renovation, and repair. The Apartment Maintenance Supervisor and/or Maintenance Tech (in Supervisor’s absence) are on-call for maintenance emergencies 24 hours per day, 7 days per week.  Performs the work of employees and other duties as required.       

Essential Duties and Responsibilities

  • Implement and oversee proactive interior and exterior maintenance programs to ensure quality repairs.
  • Monitor facility for quality workmanship.
  • Maintain inventory of tools and equipment.
  • Conduct daily site and periodic unit inspections.
  • Review contracted services annually to evaluate level of service provided and cost effectiveness.
  • Coordinate a schedule to include maintenance supervisor and/or maintenance tech for on-call maintenance emergencies.
  • Manage contracts with outside vendors including solicitation of bids, serving as a liaison for contracted services including but not limited to custodial and construction projects and evaluating quality of work.
  • Maintain project log of site maintenance.
  • Participate in developing and monitoring the site-operating budget related to facilities.
  • Establish, maintain, and continually update a facilities manual that identifies various protocols and/ or standards designated for the facility.
  • Receive, assign, and track work orders. 
  • Respond to all work orders within 24 hours.
  • Oversee all work performed by various contractors for renovations/repairs and inspect upon completion to ensure quality workmanship and completeness.
  • Perform monthly inspections of the HV/AC units and change filters as required by manufacturer of the system.
  • Monitor sidewalks during snow season to help prevent ice build-up.
  • Perform general furniture repair, painting during non-turn periods, general plumbing, some appliance repair, minor electrical repairs, and HVAC repairs.
  • Monitor roof for leaf buildup and other debris in gutters.
  • Check boiler system daily to ensure proper functions.
  • Coordinate and/or conduct preventive maintenance.
  • Supervise Maintenance Technician and Custodial staff.
  • Coordinate vendors and custodial staff for cleaning and set-up for summer conference housing.
  • Responsible for 24 hours per day / 7 days per week emergency on-call. On-site response may be required on evenings, weekends, and/or holidays.
  • Be available to work some weekends including but limited to Move-in, Move-our and Open Houses.
  • Other duties as assigned.

Work Hours:
Monday-Friday 9:00am-5:00pm and serving on after-hours maintenance on-call response. Response may be required on evenings, weekends, and/or holidays.

Education/Experience/Skills Required:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

  • High school diploma or general education degree (GED) 
  • 3-5 years’ experience (apartment maintenance preferred).
  • Supervision experience of maintenance staff.
  • Experience working with student housing, facilities management or property management maintenance.
  • HVAC certification 
  • Ability to move and lift to 50lbs and navigate up and down stairs. 
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence.  
  • Ability to solve practical problems and deal with a variety of concrete variables in situations while interpreting a variety of instructions.
  • Be within a 45-minute radius for maintenance on-call response.
